There will be opportunities for large and small businesses including service and retail for the immediate and wider community.
It is envisioned Cockburn Central will include:
- A commercial development on Beeliar Drive.
- Main streets featuring retail such as cafes, a newsagent, travel agent, hairdressers, convenience store and day spa.
- A town square called The Siding, linking the railway station and bus interchange with the new community.
It is estimated Cockburn Central will comprise about 40,000 sqm of commercial and retail space, with 10,000 sqm of possible mixed use retail space.
Government services will locate to the town centre including the City of Cockburn and the Fire and Emergency Service Authority (FESA). The new FESA three storey complex will comprise of two wings of office space, a major operations centre, triple zero communications centre, meeting and training rooms, gymnasium, family room and enclosed outdoor area. It will act as the headquarters that supports fire and emergency services staff and volunteers across the State.

Australand will build a commercial development of around 6,500sqm floor space.
