What is a transit-oriented development?

How big is Cockburn Central?
Strategically located on a 42ha site on Beeliar Drive, west of the Kwinana Freeway, Cockburn Central will ultimately serve a population of more than 190,000 in the greater Cockburn Region.
The town centre comprises a 12ha area immediately adjacent to the Kwinana Freeway. 
A portion of this land is owned by the Western Australian Planning Commission and is used for park and ride for the Cockburn Central transit station, part of the Southern Suburbs Railway.

Why is this significant development necessary?
Planning studies identified the Cockburn area as one of the fastest growing populations in Western Australia.
The number of people living within a 10km radius of Cockburn is set to reach 145,000 by 2026 - double the 1996 population. Cockburn Central will ultimately service more than 190,000 people.
This rapidly growing community will need a range of services and facilities including an integrated transport system, residential options, shops, government and commercial services and sporting and recreational facilities.

What is the anticipated timeframe for the development? 
Construction of Stage 1 buildings is currently underway and will take some years to complete.

What residential land is available at Cockburn Central?
No residential land will be sold at Cockburn Central. All land at Stage 1 has been sold as super lots for development.

There is an allocation of retail, commercial, office space adjacent to the Park and Ride and along the main street leading to the station.

What employment will be available at Cockburn Central?
Cockburn Central will evolve as a hub for a young and growing population, creating job opportunities that take advantage of the surrounding industrial base of the Cockburn area.
Service agencies, including government departments and other community organisations are being encouraged to establish offices and service facilities at Cockburn Central, generating employment for the area. Jobs will also flow from commercial and retail business planned for Cockburn Central.
The development will offer a mix of commercial and residential properties at the hub of a busy public transport network, reflecting the needs of larger employers looking for an appealing base close to services, facilities and homes.
Cockburn Central has also been designed to meet modern business requirements, recognising the shift towards home office workers and smaller businesses such as communications, IT and training and development.

How much bushland will be retained?
More than 50 per cent of the Cockburn Central development will be retained as bushland, enhanced wetlands and public open space for recreation.
A small wetland and bushland area sitting next to the town centre is protected, but has been degraded over the years by market gardening and other uses. As part of the development this wetland and bushland will be enhanced.
To improve the area and help protect native wetland birds and mammals from non-native fauna, freestanding water and reed areas will be retained and extended. Vegetation to the south of the wetland will also be retained and degraded areas restored with native plant species.

Is Cockburn Central LandCorp's only project in the rapidly expanding City of Cockburn area?
